RICS-compliant Schedule of Condition Reports

Schedule of Condition reports serve as an objective record of a property’s condition at a specific point in time, reducing the risk of future disputes and unexpected liabilities. They are commonly used by tenants to limit liability when entering into a commercial lease, by protecting against costly dilapidations claims made by landlords at the end of a tenancy. Such reports are also commissioned by Landlords, as a safeguard against future disputes and to ensure tenants are held responsible for any damages they may cause during a tenancy. A Schedule of Condition may also be required to record the condition of a property prior to the commencement of building works, possibly in relation to a Party Wall Award.


Reports are typically in the combined photographic and written format, comprising a full photographic schedule along with a cross-referenced written schedule describing the condition of each building element.

A Schedule of Condition provides an impartial, professional record of a property’s state at lease commencement, protecting tenants from potential disputes over dilapidations at the end of the tenancy. It is recommended that the report is appended to the lease, with a clause in the lease stating that the premises are to be returned in no better condition than as recorded in the schedule.
